We now have a 4.7 months’ supply of inventory—that’s up 14.3% over July.
Active listings hit 4,199, about 4% higher than the month before.
New listings: 1,342 homes came on the market.
But only 628 homes went under contract—that’s a big 33% drop compared to July.
Closed sales came in at 895, down about 9.2% month over month.
The median days on market ticked up to 38 days, up almost 7%.
And here’s the surprising part—the median sales price jumped 4.5% to $340,000.
So, how can prices be rising when homes are taking longer to sell, inventory is climbing, and pending sales are way down?
Here’s what’s happening: the homes that are actually closing right now tend to be the ones in better condition, in sought-after neighborhoods, or priced correctly from the start. Those sales push the median price up. But the overall market is showing signs of buyers slowing down, being more selective, and having more homes to choose from.
If you’re a buyer, this is good news—you’ve got more options, less competition, and the ability to negotiate.
If you’re a seller, you can still do well, but strategy is everything. Pricing your home right and making sure it stands out is key, especially with more homes on the market and buyers taking their time.
Bottom line: August showed us a market that’s shifting toward balance. Not a crash, not a runaway seller’s market—just a more level playing field.
