If you’ve been watching the Jacksonville housing market lately, you’ve probably noticed something has changed.
Home prices are still rising, but homes are not moving quite as quickly as they were before. That does not mean the market is crashing. What it does mean is the Duval County real estate market is shifting into a more balanced phase — and that matters whether you’re buying a home, selling a home, or just trying to decide when to make your move.

According to the latest March 2026 market stats for Duval County single-family homes, the median sales price is now $335,000, closed sales reached 951, and new listings climbed to 1,313. At the same time, active inventory rose to 3,365 homes, and the average days on market increased to 36 days. Homes sold at an average of 97.3% of list price, while months supply of inventory came in at 3.5 months.
The biggest takeaway is simple: the market is no longer moving at the frantic pace buyers and sellers saw during the hottest years of the housing boom.
That is actually good news for a lot of people.
For buyers, this means more homes to choose from, less pressure to rush into a decision, and more room to negotiate than there was when inventory was extremely tight. For sellers, it means pricing, presentation, and marketing matter more now than they did when almost any reasonably listed home could attract immediate attention.
This is what a more normal market looks like.
Yes — but sellers need to be realistic.
Home values in Duval County are still holding up, and the median sales price is still higher than it was a year ago. But buyers have more choices now, which means a home that is overpriced, poorly presented, or weakly marketed can sit longer than expected.
That is why sellers in Jacksonville need more than just an MLS entry and a sign in the yard. In this type of market, the homes that sell fastest and for the strongest price are usually the ones with the right pricing strategy, strong online presentation, and a marketing plan designed to get attention from serious buyers.
For many buyers, yes.
Inventory has increased, and homes are taking longer to sell than they were during the most competitive periods. That can create better opportunities for buyers who were previously getting beat out in multiple-offer situations.
